How We Buy Land
Robertson Brothers has significance experience in all types of land transactions: Cash Deals, Land Contracts, and Joint Ventures. We have the expertise to work with the individual needs of the land owners, whether that calls for minimizing the tax ramifications of a land transaction, preserving capital gains treatment of sale proceeds, or creatively maximizing profits.
Past Land Deal and Joint Ventures
| Hickory Glen Bloomfield Hills, MI Multifamily Condominiums |
A joint venture between Robertson Brothers and the family estate. The deal was structured so the family estate held the land and payout was on a per unit basis, including a base price per lot and a percentage of the building profits. |
| TPC Dearborn Dearborn, MI Luxury Detached Condominiums |
A joint venture between Ford Motor Land and Robertson Brothers which called for sharing the building profits. |
| Shores of Long Lake Lake Orion, MI Single-family residential with a commercial component |
A joint venture between Robertson Brothers and the land owners, one being a non-for-profit 5013c organization, in which Robertson Brothers guaranteed the land price and the building profits were shared. |
| Wixom Village Center Area Wixom, MI Mixed-use residential and retail |
A joint venture between Robertson Brothers and another building company incorporating a sharing of land development and construction responsibilities, as well as profits. |
| The Willits Birmingham, MI Mid-rise residential and retail |
Robertson Brothers was chosen for this Joint Venture by the land owners. The partnership called for Robertson Brothers to take an equity position in the land and to act as the designer, construction manager, marketer, and sales agent. The building profits were split. |
Institutional Land Owners
In addition to the above, we have a long history of working with institutional land owners including schools and government entities seeking to sell and develop land in accordance with specific plans or development concepts.
We realize that selling your land can be a very sentimental decision. Therefore, we conduct our business and land transactions with utmost fairness, honesty, and integrity. We are very sensitive to the concerns of the land owners as we make every effort possible to make sure that they are comfortable and secure with the terms and conditions of any agreement.
When a land owner enters a contract with Robertson Brothers, they should feel confident that we will complete the transaction - we have a long history of finishing what we start.
